
Mold Inspection
In order for a Remediation Contractor to price and perform his work, a Scope of Remediation will have to be developed, to outline what remedial work is necessary. This Scope of Remediation is the outcome of the Mold Inspection. The Mold Inspector will visit the subject property to look for visual signs of Mold contamination, water staining and water damage. He will use a digital camera to document his findings as well as an Infrared Thermal Imaging Camera. The Infrared camera can pinpoint high moisture or water in hidden areas like walls, attics or behind tile work in kitchens and baths. It does this by thermal detection that shows temperature differences using color variations. With this Infrared camera we can have real time images of hidden problems as well as take still shots for documentation for the Scope of Remediation. In conjunction with the Visual Assessment, the Mold Inspector will sometimes perform Indoor Air Quality (IAQ) testing. This can be air, surface or bulk samples taken, that are then sent to an EPA approved Lab for analysis. Once the results from the lab are received, we will know if there are any findings of elevated levels of Mold existing, what types of Mold are present and to what levels they exist. IAQ is not always performed, as some clients do not wish to pay for this service, but in the case of a real estate transaction, a legal issue or the health of an inhabitant of a suspect property, IAQ is always highly recommended!
The inspector visits all areas that are considered Red Flag zones (areas of high moisture- i.e., bathrooms, kitchens, laundry, refrigerator & etc.)He will also look at any areas that are client directed, such a bedroom that has a musty odor or a closet that has yellow spots on the baseboard, shoes or clothing-all indications of mold contamination
- He will take Digital photos as well as Infrared photos to document his findings
- The Inspector will do a thorough inspection of the HVAC unit (air conditioner unit which filters all of the properties air and is almost always a suspect in a contaminated property)
- Indoor Air Quality (IAQ) testing will be performed
- The Mold Inspector will develop a Scope of Remediation, outlining in detail, the remedial work to be done and the essential equipment necessary, based on Industry Standards, to bring the property back to its pre-contamination state
What to Expect From a Mold Inspection
NOTE: A complete Scope of Remediation should include detailed measurements of areas that will be abated (removed & properly disposed of) and all of the work that will be necessary for Remediation for the Mold Remediation Contractor! It is like the architect developing blueprints for the builder-they are two separate jobs. It is not the responsibility of the Remediation Contractor to perform this service (the inspection & development of the Scope of Remediation) in order to give you an ESTIMATE. This is not to say that a company, such as MOLD BLOCKERS INC. cannot perform both services, it is that they are two separate services.
BEWARE: It also, is not a FREE service and any company alleging to do a FREE Mold Inspection is not being honest with you. There have been many instances, in which companies giving supposedly FREE inspections, either added the amount of the inspection into the Remediation costs or they do a BAIT & SWITCH where they arrive at your property and once they start their inspection they start to tell you what they are going to have to do and how much it will cost, thus it is no longer FREE!!!
ALSO, A MOLD REMEDIATION CONTRACTOR CANNOT POSSIBLY GIVE YOU A PRICE ON A REMEDIATION BASED SOLELY ON INDOOR AIR QUALITY (IAQ) TESTING RESULTS. A VISUAL ASSESSMENT OF THE PROPERTY IS IMPERATIVE!!!

- A visual inspection of the air handler coils, drip pan, overflow, filter, plenum and a/c supply and return vents.
- Design of scope of remediation outlining the protocol for the remediation contractor for the necessary steps to take for proper abatement and remediation of a property from mold. (without this document the remediation contractor would have to perform or have performed, their own mold inspection to gain this important information).
