Mold Remediation

Mold RemediationA visual inspection is necessary along with indoor air quality testing, prior to remediation. A mold inspection will usually involve both of these and result in a scope of remediation, which is a detailed outline of the remedial work that is necessary to bring the property back to pre-contamination status.

Basic Steps in Mold Remediation

Step 1: Begin drying the affected area completely

  • Wet/dry vacuuming or extracting (all standing water must be removed).
  • Dehumidification (getting the humidity level below 55%).
  • Drying with the use of blower fans & possibly attached hoses in hidden wall spaces.
  • Containment barriers may need to be erected to inhibit cross contamination (each incidence is different).
  • Use of HEPA filtering air scrubbers may be needed to create negative air flow in order to purify the indoor air quality.
  • Use of HEPA vacuums on any mold contaminated areas is necessary to remove mold spores

Step 2: Physical removal of the mold contaminated materials

  • All extremely porous materials with visible mold contamination on them must be carefully abated (removed & disposed of properly) bagging removing from site. Some examples would be: clothing, insulation, carpet & padding, sheetrock, ceiling tile, upholstery & etc.
  • Salvageable materials should be cleaned and decontaminated by hep vacuuming and applying antimicrobial.
  • All physical mold whether dead or alive must be removed.
  • The buildings structural wood isn’t salvageable if more than 1/5th of an inch is sanded off of it to remove mold growth. It would be necessary at that point to abate the contaminated wood and replace it with new wood.
  • The hvac system (air handler inside of your property) plays an important role in filtering the air inside of the property, therefore, it is imperative that it too, is remediated including the ducts, plenum(s), supply & return vents and the interior of the hvac unit.

It may not always be necessary to perform all of the above.

Step 3: Post Remediation IAQ (Indoor Air Quality) testing

  • After the mold remediation and prior to any reconstruction efforts, IAQ testing should be performed to assure that remediation has been performed and is effective. Only when the lab results state that there are no elevated levels of concern in the property, should reconstruction begin. This is to alleviate any unforeseen contamination being closed up behind walls. The worst thing you could do is to have a contractor rebuild, replace drywall or repaint over any unresolved mold issues.

Step 4: Reconstruction

  • Once the remediation is completed and no elevated levels of mold are found to exist, then the areas of your home that were abated can be treated with and antimicrobial encapsulent. This is not be used, as some companies do, as a coverup of existing mold contamination, but used only after a thorough mold remediation has been performed.
  • Only at this point, when post IAQ testing has been performed and shows no elevated levels existing, and all sources of water/moisture intrusion have been fixed, that you or your contractor can rebuild, replacing insulation, sheetrock & etc.
